Long-term tenants in these rent-stabilized buildings began being displaced soon after Renaissance Realty bought the building in 2013. Only 8 of the original tenants remain.1155 Dean St was in HPD’s 2016 “Alternative Enforcement Program,” which designates the 250 most physically distressed buildings in New York City.  Meanwhile, vacated apartments in 1151 Dean St have been gut-renovated and are listed for rent at over $3000.

"Since Renaissance Realty has assumed ownership of our building it appears they have systematically endeavored to displace all the long-time tenants through the following methods: 1) Having apartments removed from rent-stabilized or preferential rent status thereby pricing tenants out. 2) Intimidation or cajoling tenants into accepting minuscule buy-outs to vacate the premises. 3) Delinquency in performing needed normal 'wear and tear' repairs.

With their end-game being a goal of achieving enough modifications to 'justify' a $3000+ asking rental price for each of the 16 units at the 1155 Dean Street location."
